Subject:Trying to Starting A Childcare Center

I have been in the childcare business for several years now. Most recently I opened a home based family daycare. In the near future I would like to expand the business to include a daycare center. I am looking for someone that may have been through this proceess, or any reccomendations that others working in centers may have for me. My husband and I bought a center that had been closed for a year before we got it. It had a bad reputation but both of us have been working with children in various fields in the community for many years and felt we could use OUR reputation to build a business. It was lots of physical work getting ready to open but the part that really held us back was all of the inspections. We felt because it had previously been a child care center that nothing would need to be changed. WE WERE SO WRONG! New laws and regulations come out all the time so we had to put in so many new things and change so many things it ended up being 6 months before we could open! We had no income in the meantime because we had to leave our jobs to work on the center. To make a long story short, we have now been open for almost a year and nearly full.( Some classes are full) We have a staff of 7 not including myself and my husband. We are only just started taking a salery this month and only claim 20 hrs a week so that we can meet payroll. Our start-up costs far exceeded what we estimated and repairs to the building and replacing broken things has really strapped us.We also work seven days a week, I come in at 5:00 AM to get the center ready and prepare for the day and work until about 8:00PM doing the bookwork. My husband comes in at night to do the cleaning and repairs and we work weekends doing the big clean-ups and fixing and yard work. You need to want to lput everything into it for at least the first year! We are contracted with the State and are in the process of accreditation. I would still rather be doing this than anything in the world! Having all those children greeting me in the morning is the greatest way to start a day.

Also, you need to have a well defined plan as to the professional development of your staff. What needs to be gone over during the first week of employment? What needs to discussed during staff meetings? When should be have an outside organization come it to conduct training? Our program has been very successful with using Training, Learning and Consulting for our professional development needs. It would help if you had some sort of business plan. You said that you are having trouble with the zoning. In most cases when this is a problem you either re-arrange your plan to fit the zoning requirements or you plan your daycare to fit in with the zoning requirements.
You also say that hopefully the funding will be provided by your "tribe" but in the last part of your post you say that you need help with getting started and the funding.
There are funding/grant programs for both for-profit and/or non-profit daycares (of which you haven't mentioned which one you were thinking about starting). The government programs are the most sought after because they usually provide the most in the amount of grant monies. But there are alos organizations and foundations that have grant programs relating to daycare.
The best place for you to start would be with your own state's website where you can find out the requirements of operating a licensed daycare center.

WOW! I thought I was the only one living this life currently. My husband and I have been in education 20+ years and decided last fall that it was time to "do it right and for the right reasons". We have another couple wwho partners with us financially but the center is entirely ours to make work. We bought an existing property here in central Pennsylvania with a fairly successful daycare business already operating in it and had little to do to bring it up to code for the state licensing worker to approve our license. We hired a staff of 5 not including my husband and me. We thought we could keep the children who were already attending there but that didn't happen. (LONG story) We had to start form scratch. Advertising, liability insurance, and salaries are an overwhelming expense as we start up. My husband opens the center (he is the director) at 6:30 and stays until 6:00 at least. I arrive by 8 and try to leave by 5. The hours are long, the pay is non-existent, but like many of you reading this, I would choose nothing else in my life. Someday it'll pay for itself. What keeps me going is knowing that I am providing the best and appropriate and nuturing program I can and the parents in this community will help me to fill to capicity. (70 infants - 5 year olds)

Hi Melinda , I moved to (Central P.A.)outside Lebanon County about 5yrs ago . I have been a Licensed Home Provider for 15 + yrs. I'm wanting to start a Center in my area but have many questions . I seem to have all my ducks all in a row (business plan , experience etc) and may be able to start looking for a building this summer 2007 . I guess the buiding type and regulations are my main questions and also hiring good staff (trusting them) . I will have to hire a director because I won't quailfy . I am an accredited family childcare provider. My program has taken over more life too. I am licensed for 12 children infant - preschool. I have 3 employees not counting myself. I work from 6 am - 9 pm almost every night and all weekend preparing, planning, fixing and paperwork. I go to school 2 nights a week and just 4 classes from a degree. I am going to split my property into two lots. Build a home for me to live in on it and rent the existing home to the business. Start up costs will stay down. Exisitng clients in place and minimal work to home. I hope it works as smoothly as the business plan says it should.

I'm also in the process of starting a preschool. I have a building with my church, however it's going to take a great deal of fundraising to renovate it. So, I'm starting my business on a smaller scale,just up to 12 children. I think that's good because it will give me the administrative experience I need before trying to run a 100 child facility. Lizzie, are you looking for policies for a parent handbook for an in home childcare facility?
If so, typically the settling in policy would be a statement about a 2 week period of time for adjustment for the child and/or you (for example), behavior policy should state you're methods to avoid behavior problems(i.e. redirect, distract, choices, etc.) and your steps for behavior management(talking to the child, removing privledges, time-out, talking to the parent, etc.), the discrimination policy is a statement that you will not discriminate based on race, color, sexual orientation, creed, etc.
It's hard to be too specific not knowing exactly what you are looking for. I have ran my own in home childcare business for 12 years and 2 1/2 years ago opened my first childcare facility and currently have 2 centers. Good Luck!

HOW DID YOU OPEN 2 CENTERS OPEN???
I have been trying to open a center for 7 months now and still fighting city regulations!!! I have many years experience, an AWESOME staff, and our current center just closed. We have a waiting list of 30 children, 7 businesses to DONATE ALL SUPPLIES AND LABOR, and absoutely no place to go!!! I have a real estate license and have looked into every building in town! We have a very small town and the only other center in it went through hell trying to open years ago and had to open as a family daycare home and slowly convert it over to a center. Is this what I will have to do? I heard that you can operate a SMALL center in a residential area. Is this true? Does it have to be a COMMERCIAL ZONE?? I am so confused and cannot get any answeres from the state licensing division, because they say to go through the City and I am wondering where the loop hole is with the city or if I just open a SMALL CENTER for 12, but not living in the home does this qualify??

Hi Ginger,
I have had in home care for 17 years and LOVE what I do! Sometimes people have asked me about opening or running a center. These are some questions/problems that I've always thought about. And I'm truly not interested in having a center, but would like to hear about your experiences.
Some questions if you don't mind answering:
-I assume you have switched your role to administrator. Do you miss working with children one on one on a day to day basis?
-After being totally in charge of everything for the children at home, was it hard for you to give up that teaching and training and let other people do it with the children?
-How many employees and children do you have in your centers?
-Are you able to pay your employees well?
-What has your success been with finding good help?
-Do your employees stay "long-term"?
I'm just really curious about some of these things and would appreciate any answers you have to share with me. (As well as anything else you might think to mention!)

Hi Schari-
I guess you could say I have the best of both worlds. I orginally feared that I would lose the connection with the children by not being with them on a one to one basis all the time. I find that I get to be in the classrooms a lot and the time that I'm in there I get to enjoy the children and interact with them. Clearly I do not have the same connection as their primary caregivers, but one that I'm happy about.
I found it very difficult to not have CONTROL over everything. As you can imagine yourself having 17 years experience, you get used to doing things a certain way and you've already gone through the trial and error stage on most things so it's easy to have a strong opinion about something. I have had to learn to back off and let staff experience things for themselves (within reason) and let them do things ways that I might not necessarily have done them. By doing so, I have found that they have some great ideas and its empowering for them as well as me.
Between both centers I have 32 staff members. I don't think childcare can ever pay staff what they are worth, but we do try to stay competetive (which is very hard!) I live in Washington and the minimum wage has gone up every year for the last few years. That's not the problem, I'm trying to establish our wages so its as far from the min. as we can reasonably go, but I feel like I'm fighting a somewhat losing battle. It's a catch 22. I staff our rooms in a higher staff to child ratio for a better environment for children (and staff), which of course is more costly. If I reduce the staff and raise the wages (which I could afford to do) then the remaining staff loses. If I keep the staff and increase wages too, then I would have to cut back on supplies, curriculum materials, replacement equipment, etc., all around it bites!
As far as turnover goes, I'm doing much better. In the beginning I think my issue was poor hiring decisions. I have learned what I'm looking for by now knowing what I'm NOT looking for. Learning curve for me. I have been very fortunate to find staff that love what they do and are committed to providing a safe, nurturing and stimulating environment for the children.
Fortunately for me I don't over think things or I may have decided not to move forward. I've gone through A LOT and have had to go through A LOT of growing pains. I've gain valuable knowledge and experience for the whole process.

Jenny,
Congrats on getting your degree! Starting a childcare in your home is probably a good place to start. It'll give you a chance to grow slowly and work out any issues that arise and trust me there will be issues.
As far as tax benefits, they are GREAT when you are an in home facility. All monies that are direct expenses are write offs. In addition, you get to write of portions of your mortage utilites etc. based on the percentage of your house that you use and your hours of operations.
The average in home provider can average a gross profit of $30,000-$42,000 per year depending on their capacity, rates and nutriton reimbursement amounts. My figures are based on the conservative side of 6 children at $400.00 per month per child and an average of $300 per month (total) on USDA reimbursement. If your capacity is higher then you would clearly make more income. Your net profit will fluctuate depending on your start up costs, average overhead, and how much you reinvest to build your business. After the tax benefits, you still come out ahead.
As far as a childcare center goes, your initial investment and risk is ALOT higher. In order to operate at a break even point you need a minimum of 30 children and truthfully 50-60 to see a consistent small profit. That is assuming you will be paying on start up loans for a period of a few years. For myself, our longest term loan is for 7 years and once all of the loan amounts are paid I will begin to see a profit. I have calculated that a center with a capacity of 75-85 children can make a decent profit and not have sooo many children that you lose the personal touch that a quality center would need.

I am planning to open a small preschool for three year-olds in my home. I would not have more than 12 children for three hours three times a week in my home. Does anyone know if I can legally start this program without applying for the same license as a daycare? I live in NY state. Any info would be greatly appreciated.

Check with your State Dept of Health and Environment. You should be able to find it in your yellow pages. My state does require in-home preschool licensing and they also have all the paperwork and forms you need for parents to fill out for child care, plus all the regulations and requirements for getting started. You might even be able to download it on-line.

I would start by calling your state's child care licensing. There is a website (www.daycare.com)that your can go on and then click onto licensing standards, that will give you some info. You may be able to be licensed as a center rather than in-home since you are talking about a space that is detatched from your house. Licensing can tell you what you need and probably get you set up with an orientation class. If you go that route, I would learn all you can before hand and seek all the training that you can. To get all the information you need to open up a childcare center or preschool go to your job and family service. For example I went to the Ohio Job and Family service website and I clicked on childcare and then went to the provider site and that is where all the information you will need plus all the paperwork you will need is also on that web site. You could also call them.I had them send me a packet with all the new licensing requirements plus all the paperwork you need to get started. Good Luck

I use to do childcare from my home. In New York (thanks to Gov. Pataki) you can get grants to help divert start-up costs and SUNY will give you Scholarship money to help you take the training classes you need to have to keep your license. I also found it usefull to charge an fee once a year to help divert the costs of crayons, scissor, etc. Also, I would hand out a wish list (when I saw people giving me gifts at holidays) where I would request toys that were wearing out, etc.

You need to contact your state agency for licensing. SBA requires 10-20% down for the loan. You do need a full business plan. Depending on where you live you may be able to attend an entreprenureal training program that assists with writing a business plan and will help direct you when looking for a loan. SBA is also looking for good to excellant credit. Hope this helps.

They are mentoring me and it is helping, but I am finding it very difficult to find funding. I have the an AA degree in Elementary Education, CDA certifications (although I am still working on my Directors Credentials), and a substitute certificate in my county. What I do not have is any money. If there is anyone who could help with directing me to the right grants to help with opening the center, I would greatly appreciate it. Every center in my county has an exrtemely long waitlist. I could not even get my own children into one until at least January 2007 -if there is room then.

I opened a child care center feb. 2005 and now have 50 children enrolled. there are no grants to profit centers. i take 50% state paid children and still no grants. I am just starting the food program, good idea if your state has one. the cost of feeding children can be 100 to 200 dollars a week. good luck. by the way i live in michigan and now have a waiting list for children some are not born yet.

I manage the CCRR in Racine WI; we have info for cc startups and the State Office of Child Care has specialists to assist. I'd like to give some feedback about the Forum, I am surprised how few people use it, here are some of the issues I have observed and heard from members:
1. From the homepage there is no apparent direct link to member forum. I find it each time by going to the blog and going to the disclaimer where it gives you the link to Member forum. Could you maybe make it more visible, and more people will use it.
2. Quite a few people have mentioned that they submitted non-offensive posts and that their posts got pulled (happened to me the other day) this will surely discourage people.
